London Mold Inspection is an independent mold testing and inspection service for London, Ontario and the surrounding area. We do one thing: we find out what is actually there and put it in a plain report. We do not remove mold, and that is the whole point.
Why testing only
The mold business has a conflict built into it. The company that inspects your home for free is usually the company that gets paid to remove whatever it finds, which means the diagnosis and the sales pitch come from the same mouth. That is not a reason to distrust every remediation contractor, but it is a very good reason to get the diagnosis from someone who does not profit from the cure.
We sell testing only. We have no removal service to upsell and no remediation quote waiting at the end of the visit. If the lab clears your home, we tell you it cleared. If it finds a problem, we point to the one real source so your money goes to the right place instead of everywhere. Independence is not a slogan here; it is the entire business model, the same reason a home inspector should not also be the renovation contractor.
What we do, plainly
We inspect the home, take moisture and humidity readings, and collect air and surface samples where the evidence points. Those samples go to an accredited laboratory with documented chain of custody, and you get a plain-language report: what was found, whether it reads normal or elevated against an outdoor baseline, the likely moisture source, and the honest next step. You keep the report and can take it to any remediation contractor you choose.
What we are not
- We are not a remediation company. We never remove mold, so we never have a reason to find more of it than is there.
- We are not doctors. We identify what the material is and whether the air is affected. Whether mold is making you ill is a question for your physician, and we will always send you there for it.
- We do not do scare tactics. No "toxic black mold will poison your family" before a lab result. Mold indoors is worth addressing calmly, and panic is a sales tool we do not use.
Where we work
London and the surrounding area, including Old North, Old South, Woodfield, Byron, Hyde Park, Masonville, White Oaks, and the student-rental neighbourhoods around Western and Fanshawe, plus the towns around the city. London's older housing stock, its basements, and its freeze-thaw winters make mold a genuinely local subject, and knowing the local conditions makes an inspection faster and more thorough.
