Testing & inspection only · we never remove

Find out what's actually there, before anyone sells you a cure.

Independent mold testing for London homes. We sample, an accredited lab identifies it, and you get a plain-language report. Whether you need removal, and how much, is your call, made on evidence instead of a sales pitch.

Most homes we test come back normal. That's a good day, and you spent a few hundred dollars to know it.

Plain finding: basement and bathroom read normal. The attic is elevated, from the roof-vent leak noted on page 2. That is where the money should go, and nowhere else.
The point

The company that inspects your home for free and then quotes you thousands to fix it has one incentive, and it isn't you. We sell testing only. The result is the result.

What people in London call about

The real situations, in the words people use.

"I think it's black mold and I'm scared it's making us sick."

Dark growth is common and is not automatically toxic. We identify what it is; your doctor is the right person for symptoms. Testing replaces the fear with a fact.

"The basement flooded, we dried it. Is it safe now?"

London's older basements and spring flooding make this the most common call. Drying stops new growth; it doesn't tell you what already grew. A clearance test does.

"My landlord says it's fine. My tenant is complaining."

In a student-rental city, mold is where landlords and tenants stall. An independent third-party test is the document that ends the standoff.

"I don't want a free inspection that ends in a $10,000 quote."

Then don't get one. Get a test from someone with nothing to sell but the test.

$300–600Residential inspection + lab

That's the whole price of knowing, published up front, which almost nobody in this market does. Remediation, if the lab says you need it, is a separate cost handled by a removal contractor, and we give you honest ranges for that too so you're never blindsided.

Common questions

Straight answers.

How much does a mold inspection cost in London?

Generally $300 to $600 for a residential inspection with lab-analyzed sampling, depending on home size and the number of samples. The exact price is confirmed before we book.

Do you remove mold?

No, and that is deliberate. We test and inspect only, so our report has no sales agenda. You take it to any remediation contractor you choose.

Is black mold dangerous?

Some molds produce compounds that affect some people, but "black mold" is a look, not a diagnosis, and only lab analysis identifies what is actually present. Health symptoms are a question for your doctor; what the material is, is a question for the lab.

Can I just use a hardware-store test kit?

A kit can sometimes tell you mold is present, which you often already know. It cannot reliably identify the species, measure the airborne concentration, or serve as independent documentation.

How long does it take to get results?

The visit is under an hour; lab analysis is typically a few business days, with rush options when a closing date or a stalled dispute cannot wait.
